Work Efficiently With Investor Websites
The Less I Do… The More I Make?
I confess I felt a little goofy about the title of this section. I can definitely attest the following formula works for me just fine: “the more I work, the more I make”.
I have yet to figure out a way to work less and make more.
However, since these words came off the lips of Ron LeGrand, the famous real estate guru, at least they deserve some consideration.
While I can’t say I work less and make more, I can say I figured out how to do less, much less manual labor in my business and therefore, free up my time for the most important tasks – negotiating with pre-qualified Buyers, Sellers and Lenders.
Therefore, I do less of the low pay off activities and more of the high pay off activities. So, perhaps, I make more not because I work less but because I spend more time on the right things.
I don’t know about your business, but I usually have anywhere from 3 to 10 homes in my inventory available for sale or lease/options. Add to this a few duplex rental units that get vacant now and then – and your week could get pretty full with:
· Answering phone call from buyers and tenants,
· Giving them directions,
· Describing features of properties,
· Discussing what it takes to get into one of the homes
· Discussing the financing options
· Sending out application forms via FAX or e-mail for them to fill out, etc.
This list goes on and on.
The unfortunate reality was – I’d have to personally talk to several dozens of prospects (in a single week!) before one suitable client could be found.
I remember how it’d consume 80% of my week’s time, not leaving me energy for the most critical activities of my business – getting in front of people who really wanted to do business, buy or sell a home – right then and there.
Well, not anymore.
The way it came about is – I figured out how to make the whole Internet thing work for my real estate business. I let my real estate investing websites do all the “dirty” and time-consuming work of qualifying and rejecting prospective Buyers and Sellers instead of me.
It took about 5 years worth of testing, trying, changing, trying again, etc….
But today, my home buying and home selling real estate websites automatically execute about 80% of routine, mundane marketing tasks of my business.
